Home staging: scope, process and costs

Home staging prepares spaces for property marketing. Furniture, lighting and a clear layout help viewers understand use and proportions. The right approach depends on whether rooms are vacant or occupied and whether you need to support photographs, visits or both.

Advice, partial staging or complete presentation?

Advice may provide a room plan and practical actions for you to implement. Partial staging rearranges or supplements existing furniture. A vacant property may need temporary furniture, accessories and delivery and removal arrangements.

Select the right spaces

Not every room automatically needs complete furnishing. Agree which spaces should explain the layout and intended use. A show apartment supporting several units is a different commission from presenting one occupied home.

Existing furniture, personal belongings and unfinished work affect the scope. Clarify what stays, what is removed and who handles it. Cleaning, clearance, storage and repairs are not automatically included in a staging package.

Distinguish virtual images from real furniture

Virtual staging adds or changes furniture in images. It needs suitable source photographs or agreed visualisation inputs. Image count, viewpoints and removing existing furniture can affect work. Taking photographs and digitally editing images are different services.

The pictured furniture is not physically present at a viewing. Identify virtual examples clearly and retain suitable original views for comparison. Agree how changes to walls, fittings or condition are handled so viewers can distinguish actual features from design ideas.

Clarify furniture hire and logistics early

For physical staging, delivery, installation and later collection must suit the property. Floor, lift, access times and occupied rooms can affect planning. Agree when spaces must be ready and which preparation work needs completing first.

Agree rental duration, extensions and collection in writing. Ask whether furniture is for everyday use or display only and how damage or loss is handled. Selling the property does not necessarily end an agreed furniture rental without an additional arrangement.

What does home staging cost?

Costs depend on selected rooms, existing furniture, the concept and duration. Advice, labour, furniture hire and transport may be charged separately. For virtual images, count and editing complexity matter differently from floor area and delivery logistics.

As a narrowly scoped Swiss provider example, furniture hire for three months for a 3.5-room apartment was advertised from CHF 2,500 in October 2026, explicitly excluding labour and transport. This is neither a complete price nor a Swiss average. Tax treatment must also be clarified in the actual quote.

Compare quotes with the same scope

The Quoti inquiry is free; the commissioned staging is a separate service. Compare the entire agreed period and all necessary work. Low furniture rental means little if delivery, removal or extensions are missing.

From requirements to a finished presentation

First clarify the objective, spaces and existing furniture. Then agree the concept and any work by you or others. Physical staging needs access and deliveries; virtual work needs images and editing instructions. Review the result together before publication.

Good presentation helps viewers understand the property but guarantees neither a higher price nor a faster transaction. Location, condition, asking price and demand remain important. Home staging does not replace renovation, valuation or a full sales or letting service.

Frequently asked questions

Can an occupied home be staged?

Yes. Existing furniture can be rearranged or supplemented. Agree daily use, personal belongings and access times so the work fits everyday life.

Must I buy the staging furniture?

Not necessarily. A concept may use your own furniture, rented items or purchases. The quote should explain ownership, duration, use and collection.

Is professional photography automatically included?

No. Preparing rooms, taking photos and digital editing are distinct services. Clarify image count, formats, usage rights and revisions.

What if the furniture is needed for longer?

Extensions and additional charges depend on the agreement. Clarify notice and rental charges beforehand and arrange collection in good time.

Do I need photographs before requesting quotes?

No. Describe the property and intended approach first. For virtual staging, suitable available images or new photography are agreed afterwards.

Can staging support letting a property?

It can support presentation, for example for empty rooms or a show apartment. Physical furniture versus virtual images depends on the goal, duration and viewing arrangements.
