Letting a home: compare the work and costs

A well-defined letting instruction combines suitable presentation with clear responsibilities through to handover. What matters is the work you want to delegate and the current condition of the home.

Which support do you need?

The service can cover marketing, viewings, applications, preparing the tenancy agreement and handover. If your future tenant is already known, you may only need contract or handover support. Have the individual tasks listed.

A letting instruction does not automatically replace ongoing management, rent collection, accounts and maintenance. For several homes, identify which units are to be let now. A new development may instead need a coordinated initial letting strategy.

Clarify the starting point and availability

An empty home, a planned tenant departure and a long-running unsuccessful listing need different planning. Note any planned works, missing information or existing interested parties. A desired move-in date does not establish confirmed availability.

Explain rent and service charges clearly

The proposed rent should reflect location, size, condition and features. Comparable listings alone establish neither the legally acceptable rent nor a completed tenancy. Ask for a recommendation and its assumptions if you have not decided on the amount.

Distinguish net rent, service charges and separately let parking spaces. Charges may be paid on account, charged as a fixed sum or included in rent. The contractual agreement matters; a payment on account does not guarantee the eventual annual bill.

Prepare useful information

The information you have is enough for an initial conversation. Missing plans or older photographs can be supplemented later; do not present outdated details as the current condition.

  • Home and extras. Gather the known living area, rooms, features, ancillary spaces and parking.
  • Current condition. Note occupation, planned works, visible limitations and possible viewing arrangements.
  • Previous letting. Have existing agreements, previous rent information and relevant listing feedback available for the specialist.
  • Decisions. Define who approves listings, selection recommendations, rent changes and the tenancy agreement.

Handle viewings and applications carefully

For occupied homes, the specialist, owner and existing tenant coordinate access. A marketing instruction does not permit unannounced access at any time. Clarify the number and organisation of appointments and how cancellations are handled.

Application data should serve a clear purpose and be limited to what is needed. Define responsibilities, secure transmission and how unsuccessful applications are handled. Private documents do not belong in public listings.

Check current local requirements for the agreement, including any initial residential rent notification. The official form requirement is not uniform across Switzerland. Professional preparation is not a guarantee against every future tenancy-law issue.

What does letting support cost?

A national flat price without a description of tasks would be unreliable. A complete instruction, individual viewings and preparing an agreement are different services. Compare the specialist’s fee separately from the rent of the home.

Prepare the agreement and handover together

Signing, agreed security, condition and key handover need to fit together. Decide who prepares documents and who has authority to sign. Have binding agreements and outstanding conditions clarified and documented.

A handover record documents the starting condition. Clarify whether return by the previous tenant and coordination of outstanding work are included. Handover assistance does not automatically include renovation or a final decision on disputed damage.

Compare letting instructions

A shared, clearly described scope makes quotes easier to compare.

  1. Define the instruction. Identify homes, current stage and the support required.
  2. Compare the approach. Discuss presentation, appointments, selection and decision-making authority.
  3. Agree costs and limits. Clarify fees, expenses, additional appointments and termination in writing.
  4. Coordinate through handover. Align availability, agreement and handover record; expressly commission any ongoing management.

Frequently asked questions

Is this a service to find my own home?

No. It is for people who want to let an apartment or house and commission professional support.

Can I outsource only viewings or the tenancy agreement?

Yes. Specify the tasks and which preparation and decisions remain with you.

Must the home already be empty?

No. If occupied, departure, access and actual availability need timely coordination.

Is ongoing management included?

Only if agreed. Rent collection, accounts and maintenance are not automatically part of letting.

Do I need to have set the rent already?

No. You can commission a recommendation with an explanation of its basis and legal review.

Is letting by my preferred date guaranteed?

No. Presentation and organisation support the search, but do not replace suitable applications and a concluded tenancy agreement.
