Planning end-of-tenancy cleaning: from moving day to handover
End-of-tenancy cleaning, also called move-out cleaning, concerns the old property before it is handed back. Comparable quotes need the same rooms, fittings, ancillary areas and timing. This guide helps you define the scope, understand prices and coordinate cleaning with the handover.
Which property needs cleaning?
End-of-tenancy cleaning normally concerns the old property before you return it. Cleaning your new home before moving in is a separate job. Specify which property needs a quote: an offer for the old flat does not automatically cover both addresses.
Routine cleaning of an occupied home and cleaning after dusty building work meet different needs. Choose the job according to the actual condition and occasion, not just the label “final cleaning”.
How much does end-of-tenancy cleaning cost?
The table shows published guidance from a Swiss moving-cost calculator for apartment cleaning with a handover guarantee, checked on 22 October 2026. These are neither measured market averages nor Quoti rates. The source does not explicitly specify VAT and extras for these figures, so ask for the complete price for your property.
| Apartment size – examples | Published indicative range |
|---|---|
| 2½ rooms | CHF 550–900 |
| 3½ rooms | CHF 750–1,300 |
| 4½ rooms | CHF 850–1,400 |
What should the cleaning cover?
Move-out cleaning is a one-off service before returning a property. The name alone does not define a universal package. State whether you want the whole property cleaned or only certain areas, such as the kitchen and bathroom. Use the following points to discuss the job; the quote should identify what is actually included.
Check against the work ordered in writing. A clear, dry surface is easier to inspect than a room full of boxes. Distinguish remaining dirt from damage and signs of use: extra cleaning cannot remove everything that remains visible.
| Area | Agree on the specific work |
|---|---|
| Kitchen | Cupboard interiors and fronts, worktops, hob, oven, fridge and extractor. Distinguish appliance interiors, accessible filters and accessories. |
| Bathrooms and toilets | Sanitary fittings, taps, shower glass, tiles and accessible shelves. Mention multiple bathrooms or substantial limescale deposits. |
| Living and working areas | Floors, skirting boards, doors, fitted cupboards and accessible surfaces. State which furniture will remain during cleaning. |
| Windows and shading | Distinguish glass, frames, sills and inside or outside surfaces. Include blinds, slats and shutters explicitly; these are not automatically part of every window-cleaning service. |
| Ancillary areas | List any balcony, terrace, cellar, attic, garage or store room included. These areas may have different cleaning requirements. |
What standard of cleaning is required?
Before booking, read the cleaning provisions in your tenancy agreement and the handover documents. Do not assume that a requirement to leave a property broom-clean means the same scope everywhere. Renovation planned after you leave can also affect which areas need cleaning. Clarify the actual requirements with the property manager before ordering a complete package.
Cleaning and restoration are different services. A clean floor may still show wear. Painting, sanding parquet, replacing defective fittings or treating the cause of mould are not automatically included. If you dispute a handover requirement, consult a tenancy advice service; a cleaning company does not determine liability for damage.
Clean yourself, outsource part of the work or book the full service?
Your choice depends on the time, equipment and help you actually have. Consider whether you can return to the old property after moving. Assess the complete arrangements rather than just the initial quoted amount.
| Option | What to consider |
|---|---|
| Clean it yourself | Assess the tasks realistically, organise suitable products and equipment, and reserve time for checking and corrections. Do not improvise with hazardous or difficult-to-reach work. |
| Partial cleaning job | For example, outsource the kitchen and bathroom while cleaning the remaining rooms yourself. Define the boundary in writing and identify which tasks a guarantee covers. |
| Full cleaning service | List rooms, ancillary areas and fittings. Check the exclusions and who will represent the cleaning company at handover. |
| Combined moving and cleaning | Have the services, appointments and responsibilities listed separately. A shared contact may make coordination easier, but a package is not automatically cheaper. |
Coordinate moving, cleaning and handover
Work backwards from the confirmed handover appointment. Cleaning should start once the relevant areas are clear and any dusty work has finished. A fixed one-day gap does not suit every job; the confirmed working time and the terms of any handover guarantee matter.
- Agree on appointments. Coordinate handover with the property manager and cleaning with the company. Identify someone to contact if the move runs late.
- Clear the rooms. Schedule furniture removal, clearance and tradespeople before the final clean. If items remain, identify the agreed exceptions and access routes.
- Allow for a final check. Ask when the work is expected to finish. Leave a realistic window to inspect it together and make any necessary corrections.
- Arrange the handover. Confirm the date, time and attendees. If you have a guarantee, check whether a company representative must attend and how cleaning complaints will be handled.
Cleaning day: access and practical information
Empty personal cupboards and agreed appliances, remove food and identify remaining furniture. Ask in advance whether the freezer should be defrosted. Follow the relevant care instructions for appliances and delicate finishes; avoid trying an unfamiliar intensive programme immediately before handover.
Arrange keys directly with the company. Clarify water, electricity and access to all rooms included in the job. Discuss parking, building entry and any time restrictions without putting access codes in a public request. Document known damage beforehand and remain available for questions during the work.
Understanding a handover guarantee
A handover guarantee is a commitment by the cleaning company you hire. Have it state in writing which cleaning defects it will put right without additional charges. The name alone does not define the conditions.
Sending a cleaner to handover does not automatically appoint them to represent you in all tenancy matters. Arrange your own attendance or an expressly authorised representative. A cleaning promise determines neither liability for damage nor whether the full deposit will be returned.
- Covered work and costs. Which rooms and tasks are covered by free follow-up cleaning? Does the promise also cover a partial job, and which services are excluded?
- Attendance and notification. Who attends handover? When must the company be told about the appointment, and whom can you reach if cleaning is disputed?
- Time between cleaning and handover. What interval does the company allow? Clarify what happens if tradespeople return or new dirt appears; one provider’s conditions do not automatically apply to all.
What information helps with an initial request?
Describe the property, the work you need, unusual dirt and the handover date if known. Say whether the rooms will be empty and whether you want a handover guarantee. A floor area you already know can help; precise measurements, your own labour-hour estimate or extra documents are not always necessary.
Example: “We need end-of-tenancy cleaning for a 3.5-room apartment with one bathroom and a balcony. The apartment will be empty before cleaning. Please include the kitchen and appliance interiors, windows and blinds; the cellar is excluded. Please quote the total with a handover guarantee and say who will attend handover. We still need to agree on the handover date with the property manager.”
Adapt the example to your job and flag anything still undecided. For an initial Quoti request, the locality is enough; arrange the exact address and access directly with the company afterwards. Scope and dates must be confirmed before a binding booking.
Compare quotes on equal terms
Put the quotes side by side using the same checklist. A lower starting price is of little benefit if essential work is missing. Have unclear points confirmed in writing before accepting, and give each company the same information.
The same room count does not mean the same amount of work. Condition, windows, blinds, bathrooms and ancillary areas affect the price. Houses, business premises and partial cleaning jobs need their own estimate; the table does not set their price.
Compare the total for the same work: materials, travel, possible parking charges, extra areas, applicable VAT and agreed handover attendance. A low hourly rate says little about the final bill without the time required and team size. For a fixed price, ask which changes to the job could trigger an extra charge.
| Point | Clarify before accepting |
|---|---|
| Total price | Fixed price or time-based billing? Are materials, travel, any parking charges and applicable VAT included? |
| Scope | Which rooms and fittings are included or excluded? Check blinds, ancillary areas and appliance interiors in particular. |
| Additional work | Under what circumstances can the price change? Agree that any additional paid work must be discussed with you before it is carried out. |
| Handover | Are the cleaning date, access, handover attendance and contact person agreed? Does the schedule allow for any agreed follow-up cleaning? |
| Damage and payment | How should damage be recorded and reported? What liability, payment, rescheduling and cancellation terms apply? |
Protect materials and appliances
A stronger product is not automatically more suitable. Acidic cleaners can damage calcium-based natural stones such as marble. Tell the company about any sensitive finishes you know of. If the material is uncertain, the appropriate method should be established before intensive treatment begins.
Ovens also have different cleaning systems and coatings. Pyrolytic cleaning, catalytic surfaces and manual cleaning are not interchangeable. Follow the instructions for the specific model, especially for accessories and permitted products. Dismantling, repairs and specialist surface treatments should be explicitly agreed.
What if something is still dirty?
Identify the exact area and the work that was agreed. If possible, photograph the condition and contact the responsible person promptly. Agree on the next step before independently ordering additional paid work from a second company.
Read the handover report carefully. Ask for unclear or disputed points to be specified and record your objections. Seek appropriate advice about damage claims or legal handover requirements. A cleaner can assess the cleaning service, but cannot make a binding decision on a legal dispute.
Frequently asked questions
How does move-out cleaning relate to end-of-tenancy cleaning?
For returning a rented home, the terms often describe the same occasion. You should still agree on the exact scope. Post-construction cleaning is a different job and may involve building dust and specialist residues.
Can I request just the kitchen, bathroom or windows?
Yes, you can request a partial clean. Specify the areas and who will handle the rest. Any agreed handover guarantee should clearly state which work it covers.
How long does the cleaning take?
Room count alone does not provide a reliable duration. Condition, scope and team size all matter. Ask the company to confirm a time window and tell it promptly if your handover appointment is already fixed.
Do I need to be there during cleaning?
Agree on access and how you can be reached. The company should be able to clarify questions, and the final check needs to be organised. Attendance at the later property handover is a separate arrangement.
What is different for business premises?
Specify the actual areas, washrooms, fittings and business handover requirements. Final cleaning of an office does not automatically cover machinery, waste disposal or specialist production equipment.
When should I request quotes?
As soon as your moving and handover dates become clearer. Flag dates that remain open and have the later booking confirmed. A last-minute request guarantees neither availability nor an unchanged price.
Can cleaning take place on moving day?
It can work if the areas are clear in time and the available window is sufficient. Agree on the order with the companies. Moving and cleaning simultaneously in the same rooms may cause new dirt and delays.
Does a moving quote automatically include cleaning?
No. Transport, clearance, cleaning and handover attendance must be expressly agreed and identifiable even in a package.
Do I have to give my full address straight away?
For the initial Quoti request, the locality and details of the work are sufficient. Agree on the exact address, keys and access directly with the company afterwards.
