Measured building surveys: agree coverage, purpose and usable data

When drawings are missing, outdated or insufficient, a survey can establish current information. Selected rooms, an entire building or exterior surfaces depend on the purpose. Deliverables your designers can use matter as much as acquisition.

Define the result first

Identify information for alterations, records, area schedules or a digital model. An initial drawing can have different content from information for detailed connection or installation design.

Floor plans, sections, elevations, point clouds and processed models are different outputs. Agree those included and their users. Acquisition alone does not automatically include finished drawing production.

DeliverableDefine the output
2D drawingsLevels, sections, views and annotations.
Area scheduleCovered areas and agreed area definition.
Point cloudRecorded zones and usable exchange format.
CAD or BIM modelModelled elements, detail and further use.
Individual dimensionsNamed components and measurements required.

Define coverage and existing information

The survey need not cover the whole building. Describe interiors, levels, facades and other exterior areas. For several buildings or linked zones, identify the deliverables needed.

Old drawings and survey data can help. Clarify new acquisition, additions or processing existing material only. Digitising an old drawing does not confirm it matches today’s building.

Size, geometry and access affect the work. Approximate area can help initial discussions without requiring your own survey. Technical details and missing information can be clarified with the professional.

Match accuracy and detail to the purpose

An advertised high-resolution method does not alone define final accuracy. Agree requirements with the people using the drawings or model. References, processing and remaining gaps should be understandable.

Acquisition, combined data and drawn components are different stages. A simplified model may suit a study but not every construction detail. Ask which irregularities or installations will be represented.

The professional chooses the method. You do not need to specify a scanner or model class. If other survey data must connect, agree the reference basis too.

Separate visible geometry from hidden conditions

A laser scan records visible surfaces. Furnishings, equipment, confined areas, transparent or reflective surfaces can complicate acquisition and processing. It does not automatically reveal construction behind a wall or a concealed pipe.

Agree accessible areas and documentation of limitations. Additional acquisition may help when relevant components become visible. Safe organisation belongs to coordination with professionals.

A survey is not a comprehensive condition, pollutant or structural report. A private building drawing also does not automatically replace official cadastral boundary measurement or updating. Clarify those tasks separately.

Organise acquisition and data handover

Occupied premises need agreed access, dates and treatment of sensitive areas. Agree rooms to open, who arranges entry and operating constraints. Nobody needs to enter dangerous places or expose components for the enquiry.

Clarify whether photographs or walkthrough data are recorded alongside measurements and how sensitive content is handled. Access, sharing and retention should fit the commission; one supplier’s terms do not apply universally.

Agree file formats, editability and handover with the designers. A point cloud is not an already constructed building model. Modelling, extra information and later adaptations can be separate services.

Compare complete acquisition and processing

Prices depend on areas, geometry, access and outputs. Acquisition alone differs from delivery including drawings, area schedules or modelling. Preparing existing data can also require work.

Compare visits, processing, drawings, models and discussions. Clarify included amendments and inaccessible areas. You should be able to approve extra acquisition or modelling before it is undertaken.

Travel, expenses, processing, third-party services and VAT count. Isolated bids with unknown inclusions cannot establish a reliable Swiss average. Additional design or official updating must be expressly agreed.

Prepare a clear survey enquiry

An overview of buildings, areas and intended use helps identify the right service.

  • Purpose. Identify the next design step and results.
  • Coverage. Describe buildings, internal levels and exterior areas.
  • Information. Explain existing drawings, models and survey data.
  • Organisation. Agree use, access and sensitive areas.
  • Handover. Clarify outputs and later users’ requirements.

Obtain usable existing-building information

Clear handover requirements help avoid discovering missing processing or areas after acquisition.

  1. Describe the need. Summarise purpose, areas and information.
  2. Agree the result. Define detail, limitations and format.
  3. Compare quotes. Compare matching acquisition and complete processing.
  4. Record and process. Arrange access and prepare agreed data.
  5. Review delivery. Check coverage, gaps and further use.

Frequently asked questions

Can I survey selected rooms or a facade only?

Yes. Describe the areas and deliverables. Limited acquisition does not automatically include all levels or the rest of the exterior.

Are a scan, point cloud and model the same?

No. Scanning produces data processed into a point cloud. An editable CAD or BIM model is further interpretation with agreed content.

Can existing data be processed without another survey?

Yes, processing or additions can be requested. Have quality, currency and suitability checked. Digitisation alone does not confirm current dimensions.

Must the building be empty?

Not automatically. Use, furnishings and required visibility need agreeing. Concealed or inaccessible areas can leave gaps. Agree preparation and limitations with the professional.

What do measured building surveys cost?

Compare areas, appointments, processing, drawings and models. Include travel, repeat acquisition, expenses and VAT. An acquisition-only or modelling-only price does not describe every complete commission.

Is a dimensioned drawing automatically official or accepted in court?

No. Purpose, area definitions and required documentation need explicit clarification. Official cadastral surveying and particular evidence requirements may need different responsibilities or services; an ordinary survey guarantees no particular legal effect.
