Renewing joints: flexible sealant or tile grout?
A cracked silicone seal around a bath is a different job from crumbling grout between many floor tiles. Distinguishing these helps you describe the work clearly and obtain comparable quotations.
Which joints need renewal?
Flexible connection and movement joints accommodate movement between components. Hard grout joints occur, for example, between ceramic tiles. Both may be present in the same area but require different materials and work.
| Joint type | Useful enquiry details |
|---|---|
| Silicone around a shower or bath | Affected connections and total length in metres |
| Hard grout between tiles | Affected area, tile size and damage |
| Kitchen worktop connection | Length and adjoining materials |
| Window or façade joint | Position, access and age of the existing joint |
| Unknown type | Describe location and visible condition; have the type assessed |
Cleaning and replacement are different jobs
Discolouration does not automatically mean the entire joint needs replacement. A detached, cracked or missing joint needs a different assessment from surface dirt. Describe what you can see rather than prescribing the repair method.
Recurring damage calls for investigation of its cause. Movement in adjoining components or moisture is not reliably solved by applying more material over the top. If water appears beside or behind the joint, identifying its entry point is part of the need.
Fresh silicone does not replace waterproofing
In a wet area, the visible connection joint is not the entire waterproofing arrangement. Further layers and connection tapes may be needed behind or beneath the finish. A new joint cannot replace a missing or damaged solution there.
Removing old sealant must not damage adjacent components or existing waterproofing. Agree on what happens if opening the joint reveals other damage. An ordinary resealing job should not quietly become an unlimited water-damage renovation.
Match the sealant to its substrate
Natural stone, ceramic, glass, metal and sanitary acrylic are different adhesion surfaces. A silicone suitable for ceramic is not automatically suitable for stone. Have the contractor determine compatibility and preparation, particularly for sensitive stone surfaces.
For movement joints, geometry, width and adhesion surfaces affect performance. Hard grout is not an equivalent substitute for a flexible joint. Old building joints may need hazardous-material assessment before intervention, including PCB in certain older sealants as well as asbestos considerations.
Distinguish linear length from tiled area
For a connection joint, measure along its path. Two horizontal sections of 0.9 metres and two vertical sections of 2 metres total 5.8 linear metres. Floor area or the number of bathrooms cannot replace this measurement.
For a grout network between tiles, the affected tiled area and tile size are useful. Mosaic has many more joints than large tiles over the same area. State whether individual spots or all joints need treatment. An estimate is enough for the enquiry; final measurement takes place on site.
How much does joint renewal cost?
One Aargau contractor lists silicone replacement from CHF 25 per linear metre, including materials and installation. VAT and travel are not clearly defined. This is an individual example, not a complete Swiss average price.
Check whether old joints and residues are removed and adhesion surfaces prepared. Width, material compatibility, access and existing damage affect the work. For short lengths, travel and minimum charges can matter more to the final bill than the metre rate.
- Matching scope. Describe joint types, areas and quantities consistently in each enquiry.
- Preparation included. Clarify removal, cleaning, necessary pretreatment and disposal.
- Defined extras. Have damp substrates, damaged tiles or waterproofing assessed and approved separately.
- Final price. Include material, travel, minimum charges and VAT, and agree on downtime.
Prepare for the renewal
- List the areas. Give location, type, condition and approximate length or area.
- Clarify inspection and questions. For uncertain damage or building joints, first define the scope and necessary investigations.
- Provide clear access. Remove belongings and coordinate cleaning or drying with the contractor.
- Complete handover. Check the work together and ask when water exposure, cleaning and full use are permitted.
Inspect joints after renewal
Heavily used flexible joints should be checked regularly for detachment, cracks and changes. There is no fixed lifespan that applies to every joint. Use, cleaning and movement all play a part.
Request suitable care instructions. A mould-resistant sealant is not a guarantee against every future occurrence. Avoid persistent moisture and deposits; recurring problems call for finding the cause rather than simply renewing the joint's colour.
Frequently asked questions
Can fresh silicone simply be applied over the old sealant?
Proper renewal requires suitable preparation of old residues and adhesion surfaces. Covering an old defective joint is not equivalent. The exact approach depends on the material and its condition.
Does a dark joint always need replacing?
Not necessarily. Surface deposits and deeper contamination need distinguishing. If the joint is also cracked, detached or repeatedly discolours, the contractor should assess the cause and appropriate treatment.
Can hard grout and silicone be renewed in the same job?
Yes. Specify both and give the length and affected tiled area separately. The quotation should distinguish the work involved.
When can the shower be used again?
It depends on sealant, joint geometry and conditions. A dry surface skin does not mean complete curing. Ask for the waiting time for the actual installation.
Is resealing enough to fix a leaking shower?
Only if the proposed work addresses the actual cause. Defects in waterproofing, connections or pipes may need other work. Have the water entry point assessed first.
