Defining your glass roof cleaning job
Area is only one part of the work. The faces selected, sensitive coatings and access matter too. A useful enquiry describes these points without requiring you to choose the cleaning method yourself.
Separate glass, frames and additional work
Cleaning a glass roof does not automatically include an entire conservatory. Specify the upper face, underside or both. Side glazing and other components need their own place in the agreed scope.
| Component | What to clarify |
|---|---|
| Roof glazing | Upper face, underside or both; existing coatings |
| Frames and supporting structure | Visible faces only, or accessible recesses and edges too? |
| Gutters and outlets | Cleaning, or also resolving a blockage? |
| Side glazing | Count panes, faces and frames separately |
| Shading | Fabric, slats and mechanisms are not ordinary glass surfaces |
What does glass roof cleaning cost?
One Swiss indicative example checked in October 2026: CHF 300 for a 3 × 3 m glass roof, including travel and materials. VAT treatment and the exact glass faces are unclear. This is therefore not a comparable final price for every job.
A meaningful quote considers area, faces and components together. Access equipment, obstructions, particular deposits and work on frames or gutters can affect the effort more than a few extra square metres. Travel and setup often account for a substantial part of a small-roof job.
For a price per square metre, check whether it covers one or both faces and which extras are included. For a lump sum, confirm the scope, access at height, travel, materials and VAT. Euro prices from overseas guides are not Swiss market rates.
Give the area once, then select the faces
Start with the single roof area. For example, rectangular glazing measuring 6 m by 3 m along its surface covers 18 m². Cleaning the top and underside gives 36 m² of glass surface to work on. That does not automatically double the total price: travel and access may not be needed twice.
For sloping roofs, the footprint can differ from the actual glass area. An estimate or an existing plan is enough for an initial enquiry. Do not climb onto the roof to measure it. Frames, side panes and gutters are defined separately.
An enquiry for a patio roof might read: “The existing plan shows glazing measuring 5 × 3 m along the roof surface. We would like the upper face and underside cleaned, together with the visible aluminium frames. Pollen and bird droppings have collected on top, with some cobwebs underneath. We are not aware of any special glass coating. The front edge is about 2.4 m above the patio, rising to about 3.1 m at the wall. A retractable fabric awning, a table and plant containers sit beneath the roof. The two side panes are excluded. Please price the roughly 5 m gutter as an option. A water supply is available; access is through a garden gate about 90 cm wide.”
This describes 15 m² of single roof area, keeping the two requested faces, frames and optional gutter separate. It does not yet determine the access equipment or the price. If dimensions are missing, estimates or existing photos taken from ground level are enough initially. The contractor will assess access suitability and the proposed work.
Identify glass and plastic panels
Surface coatings affect the choice of tools and products. Mention self-cleaning or anti-reflective glass if the manufacturer’s information is available. Where the specification is unclear, the contractor can check it before treatment; appearance alone is not always enough.
Transparent plastic and multiwall panels need a different assessment from mineral glass. Unsuitable tools can cause scratches and hazy areas. General advice about scrapers, solvents or pressure washing therefore cannot be applied to every roof.
Cleaning removes dirt from accessible surfaces. It does not automatically repair scratches, damaged coatings, leaks or clouding between panes. Have such defects distinguished from ordinary deposits beforehand.
Understand pure water and self-cleaning glass
Pure-water cleaning uses water from which most minerals have been removed. This can reduce new mineral drying marks. It does not promise that old limescale, resin or every other deposit will disappear without additional treatment.
With certain self-cleaning glazing, daylight and rain help break down or wash away dirt. Sheltered edges, limited rainfall or stubborn deposits may still need cleaning. The existing coating should be preserved; an extra protective treatment is not suitable for every roof without checking compatibility.
Access and preparation make a difference
Height alone does not describe how a surface can be reached. A clear patio beneath a canopy offers different options from an extension behind a high wall or glazing on top of a building. Tell the company about obstacles and available access so it can determine a suitable approach.
A glass roof cannot be walked on simply because it looks sturdy. Load capacity, resistance to falling through and suitable protection need professional assessment. Even ground-based telescopic equipment cannot reach every roof shape and distance in the same way.
Where shading sits below or above the glass, agree how the cleaning area will become accessible and who operates it. Cleaning the awning itself is not automatically included. Also agree who moves larger furniture or plant containers and returns them afterwards. If obstructions remain, the quote should identify the areas that cannot be reached. A narrow access route may affect equipment choice; its width alone does not establish whether the work is feasible.
- Clear the working area. Move or protect furniture, plants and other movable obstructions as agreed. For internal cleaning, consider delicate items beneath the glazing.
- Plan supplies and runoff. Discuss water access, necessary equipment supplies and where cleaning water will run. Nearby surfaces and entrances also need to be considered.
- Allow scheduling flexibility. Weather and local conditions can affect the work. Agree in advance how an outdoor appointment might be rescheduled.
Agree the result and future cleaning interval
Leaves, pollen, bird droppings and green growth create different workloads depending on the surroundings. A roof beneath trees may need a different schedule from a sheltered canopy. One interval for all glass roofs would be unhelpful.
Once dry, check the agreed faces and components wherever they can be viewed safely. Discuss remaining defects or old deposits against the limits agreed beforehand. A new coating or repair is only included if expressly commissioned.
At handover, look for specific results: are there streaks or loose residues on the agreed dry glass faces, and have the specified frame surfaces been cleaned? Discuss the same areas considered before work began. For spots that cannot be seen from the ground, you can agree on a short photo record from the company. Ask it to explain missed areas and remaining deposits, and confirm whether further work is planned and on what terms. Cleaning a gutter separately does not automatically include unblocking a downpipe.
Frequently asked questions
Does the quote cover the underside too?
It should say so explicitly. Select the roof faces you want cleaned, and confirm frames, side glazing, gutters and shading separately.
Do I need to know exactly which glass is installed?
No. Manufacturer documents help, but you do not need to carry out a technical inspection yourself. Mention any known special coating or have the specification checked on site.
Does self-cleaning glass still need cleaning?
It can, depending on its position and condition. The supporting function does not replace all care. The instructions for that particular glass and the actual dirt remain important.
Can a plastic roof also be cleaned?
Transparent plastic panels can generally be cleaned. The company needs to know the material and its care requirements. Plastic should not be treated as interchangeable with any glass.
Should a protective coating be added afterwards?
That depends on the glass and any existing coating. Have the benefit, compatibility and cost assessed separately. An extra coating is not a necessary part of every glass roof clean.
