Foundations: clarify use, ground and included work

Foundations transfer the loads from a structure into the ground. The visible concrete area alone does not determine the requirement. Use, ground conditions, anchoring and interfaces must work together. A useful enquiry identifies the project; specialists establish the suitable construction.

A foundation is more than a floor surface

A raft foundation may form part of the load-bearing system. A floor slab between strip foundations or garden paving may have a different role. The word slab alone therefore does not identify the loads it must carry. State whether the project supports a building, prefabricated garage, shed, machine or individual posts.

Pads, strips and rafts are different principles. Deeper foundations or ground improvement may also be needed. Mention any existing design; if unknown, leave the choice open. There is no single option that is equally safe or cheaper on every ground condition.

Assess ground and loading together

Ground conditions influence bearing capacity and settlement. A level area or hard surface does not prove suitable ground. Previous fill, water or changes across the site may require further assessment. An enquiry does not require choosing a soil class or exposing an existing foundation.

The later structure can transmit wind and other forces as well as weight. Manufacturer information and a foundation plan help without replacing every site-specific check. Frost, water and founding depth require professional consideration; an online depth or slab thickness must not be automatically applied to your project.

Coordinate layout, levels and anchoring

Known length and width or the intended post layout help with an initial quote. The actual count matters for separate foundations. Estimates are not final survey measurements. Construction requires coordinated reference levels, positioning and geometry so that the subsequent structure fits.

Post supports, anchors, embedded parts and openings must suit the later structure. A shed’s outside dimensions are not necessarily the concrete dimensions, and existing ground level does not always equal the finished top. Agree who supplies and checks the interface information before concrete is placed. Later changes can add work.

Plan excavation, water and building interfaces

Foundation work may include excavation, preparation, formwork, reinforcement, placing concrete and curing. The quote should specify what is included. Concrete delivery alone is not a completed installed foundation. Removing excavation material or reinstating surroundings may be separate commissions.

Buildings require coordination of moisture protection, insulation, service openings and connections to existing structures. A small post foundation does not automatically require the same build-up as a heated extension. The solution follows the project; customers need not select concrete, reinforcement or waterproofing classes in the enquiry.

Existing foundations need their own assessment

Cracks, visible leaning and a change of building use are different starting conditions. An observation does not identify its cause or the correct intervention. Describe known issues and available records without digging beneath a foundation or prescribing a strengthening method.

Underpinning, strengthening, replacement and ground treatment are not interchangeable repairs. Temporary stages and adjoining structures matter too. Clarify investigation, design and execution separately. A new-foundation area rate is not a comparable price for working on an existing loaded structure.

Compare costs for matching scopes

Area, foundation count, dimensions, ground and access affect costs. A concrete rate per cubic metre does not describe design, formwork, reinforcement or placing. An area rate without build-up and conditions is not enough either. Ask for clear quantities and included work.

Completion includes agreed levels, interfaces and handover to later work. Subsequent loading must be agreed with the contractor; newly placed concrete is not automatically ready for immediate unrestricted use. Agree timing, checks, additional work and VAT before ordering.

A few details for a useful enquiry

  • Use. Identify the proposed structure or change.
  • Existing condition. Separate new work, renewal and observed issues.
  • Known details. Add dimensions, count or manufacturer model if known.
  • Access. Describe visible obstacles at the work area.
  • Interfaces. Clarify who supplies the later structure and connection design.

From assessment to coordinated foundations

An initial enquiry can start without completed structural calculations. Necessary project and site questions must be resolved before construction. The quote should identify available information and any investigation or design still needed.

  1. Describe the project. Give use, known arrangement, dimensions and timing.
  2. Have it designed. Coordinate loads, ground, interfaces and levels.
  3. Compare quotes. Include matching build-ups and all preparation.
  4. Build and hand over. Agree checks, curing and subsequent use.

Frequently asked questions

Must I know the foundation type?

No. State the project and known documents. The suitable arrangement is assessed from the structure and ground.

Will any concrete slab support a shed?

That cannot be assumed. Model, anchors, ground and site must suit the intended construction.

Are excavation and disposal included?

Only within the agreed scope. Preparation, haulage and receiving charges should be explicit.

Can a damaged foundation simply be replaced?

Condition, cause and intervention need assessment first. New construction, strengthening and existing loaded work are different tasks.

When can the structure be installed?

The contractor agrees this according to construction and the required development of the element. A universal fixed date would be unreliable.
