Construction insurance: cover the actual project
Construction insurance does not provide uniform protection for everything on a site. Damage to works, third-party claims and cantonal construction-period building cover address different risks. The object, period and responsibilities must fit together.
Separate works cover and liability
Construction works cover addresses agreed physical damage to insured building and assembly work. Construction-client liability addresses third-party bodily injury or property claims and their defence within the agreed scope. A guarantee or legal expenses component has another purpose. A contractor’s insurance therefore does not prove that the entire project has sufficient cover.
| Component | Clarify before quoting |
|---|---|
| Works cover | Which work and property are insured? |
| Client liability | Which third-party claims and risks are included? |
| Construction period | Who covers fire and natural hazards at this location? |
Describe the project and location specifically
A new building, alterations to an occupied home and excavation beside neighbouring structures carry different risks. Identify use and interventions, such as opening a roof, digging or work on load-bearing parts. Clarify required cantonal construction-period cover or notification with the responsible body. A general construction-value threshold does not establish a uniform Swiss obligation.
Set understandable insured values
The cost of the works being insured is a basis for the quotation rather than a desired premium budget. Work done by the owner and later changes may affect that value. Existing building parts, fittings and temporary structures are not simply equivalent to new works. Ask how values, limits and final accounts are treated; an initial estimate may need later clarification.
Check exclusions and extensions
Correcting a defect differs from damage caused by that defect. Ask specifically about existing buildings, theft of loose materials, surface damage, earthquakes and delay consequences. These risks may be excluded or need an extension. A broad-cover description does not replace checking terms, excesses and compensation limits.
Coordinate inception, extension and handover
Clarify the policy start and actual work start. Declare work that has already begun: an enquiry confirms neither retrospective cover nor payment for known damage. Check how delays, partial acceptance and early occupation are handled. At completion the finished building needs suitable continuing cover with a start coordinated to the construction contract.
Compare premiums for equivalent risks
Request quotes for the same location, works and period. Check whether the premium covers the entire construction period or another interval. A lower payment may reflect a higher excess or missing components. A general Swiss premium band would be unhelpful without actual risk details and contract terms.
| Comparison point | What should be stated explicitly |
|---|---|
| Total premium | Period, charges and possible adjustment |
| Excess | Amount and application per incident or risk |
| Cover | Insured amounts, sublimits and included extensions |
| Changes | Cost if works value or construction period increases |
From enquiry to confirmed cover
Initially state the project, use, known cost position, duration and desired protection. Summarise unusual interventions and open questions in one short shared text. Policy numbers, complete claim files and other people’s details are unnecessary. Required plans and existing cover can then be examined securely. Before starting, check that the quotation, application and confirmed policy start actually agree.
Frequently asked questions
Is every construction insurance policy compulsory?
No. The label creates no uniform obligation. Cantonal construction-period cover and other components are assessed separately for the location and project.
Is the contractor’s liability insurance sufficient?
Not automatically. Its insured responsibility and physical cover for the whole project can have different limits.
Are all construction defects insured?
No. Defect correction differs from an insured consequential loss. The agreed terms determine the position.
Are existing building parts included?
This needs explicit clarification. Their value and protection may require a separate agreement or extension.
Can I enquire after work starts?
Yes, state the actual position. The insurer must assess acceptance and inception; retrospective cover or known damage is not guaranteed.
What happens after completion?
Clarify expiry, any later cover and the next policy. Do not assume automatic permanent buildings protection.
