Conservatory servicing: define condition and scope
A useful quote identifies affected functions, investigation and agreed work, rather than only a visit date. This helps compare servicing and repair.
Distinguish servicing, repair and renewal
This service concerns an existing conservatory. Servicing checks agreed functions and wearing parts; repair addresses a specific fault. Renewal can cover seals, glazing and moving elements together. A new conservatory or converting an unheated enclosure into habitable accommodation is a wider project.
| Aim | Clarify the scope |
|---|---|
| Servicing | Checks, functional-part cleaning and adjustments |
| Repair | Fault finding, compatible parts and function check |
| Renewal | Components, connections, existing structure and follow-on work |
Describe water without assuming its cause
Water by a joint may come from seals, connections, drainage or elsewhere. Say where and when it appears: during rain, thawing or without precipitation. The visible spot is not necessarily the source. Adding sealant is therefore not a general solution; the contractor needs to assess water paths and connections.
Surface condensation differs from moisture between panes
Moisture on an inside surface relates partly to surface temperature and indoor humidity. Moisture between panes of an insulating unit is a different symptom. Describe only what you can see safely; you are not asked to remove glass or diagnose the cause. The specialist assesses glazing, seals, drainage or indoor conditions.
A new seal or thicker glass does not automatically resolve every moisture problem. Ventilation, use and heated or unheated construction matter too. A local repair does not turn a cold enclosure into an insulated residential conservatory.
Assess sliding elements and shading separately
Sliding walls, doors and roof vents use different fittings, rollers and locks. Stiff movement may indicate adjustment, wear or another fault. Identify the element and whether opening or closing is affected. Motorised shading may need a different specialist; each service should be expressly included.
Consider the existing system and parts
Brand, approximate age and known materials help choose a contractor. Some services accept only their own installations, and older profiles or fittings may be unavailable. Missing paperwork need not prevent an initial request. Identification and compatible alternatives can be examined during a visit.
Replacement glass must suit its supports and intended use. Weight, build-up and position matter as well as size. A claimed upgrade does not establish that the existing structure is suitable. For substantial changes, have necessary checks and responsibilities identified.
Inspection is not a complete cleaning service
Servicing may check and clear drains, inspect seals and adjust or maintain moving parts. Complete glass and roof cleaning is a separate scope. Intervals and suitable products depend on the system, manufacturer and use; no uniform annual duty is asserted.
Glass roofs are not automatically walkable. The contractor should plan safe access for work at height. Do not force damaged or stiff parts to test them. Describe your observation; extra tests are not a prerequisite for requesting quotes.
Define repair costs clearly
Travel, investigation, labour, parts and safe access determine cost. A maintenance package is not comparable to extensive sealing or glass replacement. New-build square-metre prices do not answer a servicing enquiry either. Agree what is investigated and how initially unknown work will be approved and charged.
| Quote item | Important boundary |
|---|---|
| Visit | Clarify fee, travel and any credit on order |
| Replacement | Specify material, compatibility, fitting and disposal |
| Additional work | State height access, electrical work, cleaning and VAT |
From an observation to checked work
The requested service, known system and observations are enough initially. After inspection, diagnosis, proposed work and quote boundaries should be understandable. At handover, have treated functions demonstrated and record outstanding points. A function check does not mean every other component has been renewed.
- Before the visit. Describe location and circumstances; supply paperwork only if available.
- Before approval. Separate investigation, parts and additional work.
- At completion. Review treated functions, care and remaining defects.
Frequently asked questions
Does servicing include every repair?
No. Checks, minor adjustments and parts must be stated. Agree additional repairs separately.
Must the whole conservatory be replaced?
Not automatically. The contractor assesses condition, available parts and suitable repairs. Complete reconstruction is a different decision.
What should I say about condensation?
Where and when it appears. Surface moisture and moisture between insulating panes are different observations; no diagnosis is required.
Do all firms service other brands?
No. Some accept only their own systems. Brand or system information helps but can initially be unknown.
Is cleaning included?
Only within the agreed scope. Clearing drains is not complete glass or roof cleaning.
