Building physics: choosing the right consultancy scope

A cold wall, rooms that overheat in summer or moisture appearing after refurbishment can have different causes. Building physics examines how construction, use and indoor conditions interact. A useful quote starts with the question you need answered.

What can the consultant provide?

For new builds and renovations, a consultant can help develop building elements and their junctions. In existing buildings, investigations can clarify observed problems and compare improvements. Thermal bridges, moisture behaviour and summer heat protection are common subjects.

Specify whether you need an initial opinion, a calculation, a measurement or a written report. A consultancy appointment does not automatically include every compliance document or subsequent site supervision.

Describe observations and have the cause investigated

Identify affected rooms, when the issue occurs and any known changes to the building. Plans, wall or roof build-ups and earlier investigations may help. You do not need to obtain every missing technical detail yourself before making an enquiry.

The consultant can determine whether a site visit or further measurements are appropriate. One reading or image cannot answer every question. Agree on the intended findings and any assumptions that will remain unresolved.

Separate advice from construction work

Building physics may connect several disciplines. A purely noise-related project can be requested as acoustic design; energy advice and building biology have different specific priorities.

Insulation installation, waterproofing and damage repairs are construction services. If these are needed afterwards, clarify who is responsible for design, tendering and execution rather than assuming they form part of the initial assessment.

What affects the price?

Work depends on the building, the question and the documents available. Reviewing one building element is a different assignment from supporting a complete refurbishment. Compare equivalent deliverables and levels of investigation.

Compare deliverables and coordination

A useful offer identifies the elements being examined, the services and the format of the results. Ask whether explaining the findings to your architect or contractor is included.

If documentation is needed for a particular approval process, state this early. Clarify the required qualifications and who will submit it. A consultancy report is not automatically an official approval.

Prepare a straightforward enquiry

Describe the building type, location, whether it is new or existing, and your objective in your own words. Approximate age, affected rooms and desired timing help the initial assessment.

After comparing quotes, agree on the visit, investigation scope and delivery date. If further issues are discovered, confirm the additional work and its cost before commissioning it.

Frequently asked questions

Do I need to know the cause already?

No. Describe what you observe and when it started. Identifying the cause can be part of the consultant’s assignment.

Is this the same as energy advice?

The fields overlap. Energy advice focuses on energy needs and possible improvements; building physics may also examine construction details, thermal bridges and moisture behaviour.

Are measurements always necessary?

Not always. Documents and calculations may be sufficient, or a site investigation may be required. The quote should state the proposed scope.

Are remedial works included?

Only if expressly offered. An investigation or design appointment normally does not yet include construction work.
